With the present downturn, secure and profitable investments are hard to find. Stock markets and banks seem risky, and bricks and mortar are no longer what they used to be. Only by buying cheap land can one guarantee that your investment will hold its price in the present and make you a good return within a few years.
In certain parts of Bulgaria these opportunities still exist, if you know where to look. Keep away from coastal areas where there is a very short summer season and overdevelopment. Invest instead in the areas where the ski resorts are and within easy reach of the capital Sofia or the second biggest city, Plovdiv. The Bulgarian climate makes these areas snowy in winter and hot in summer, so that rentals can do well all year round. Winter provides skiing, and summer provides golf, swimming & sun bathing around the lake beaches, and hotel pools, water sports and mountain walks. Land close to the two largest cities will also be boosted by the Bulgarian commuters and those looking for their second home away from the city.
Ivesting within 2009 is the optimum time as on January 1st 2010 Bulgaria must start using the Euro and give up its local currency within 12 months. In countries that have changed over to the Euro so far, land prices have seen significant increases. Those countries like Bulgaria who have a very long way to catch up with European prices should see the biggest increases. Plots at 2 to 20 Euros per m2 in Bulgaria are far away from the 250 to 1000 Euros per m2 we see in Europe for a building plot.
